The amount of allowable square footage depends on many factors, and no two lots are the same. Considerations could be square footage of land, size of existing dwelling, set backs from property lines and more. Usually this lies between 350-1,200 square feet. Every City and County has their own minimum and maxium requirements.

Some contractors will do a “price per square foot” while others will only bid per project. Factors to consider are ease of building (flat land or sloped?), if the dwelling is attached or detached, how many bedrooms and bathrooms, and if there will be new water and electric meters. Expect between $350-$900/square foot plus permit fees.

Failure to plan is a plan for failure. Some find it surprising that the first 10 out of 15 steps of building are “pre-construction,” meaning they happen before we ever break ground.
