Know you want to build, but unsure of the “how”?
Here are the most common questions homeowners want answered.
The amount of allowable square footage depends on many factors and no two lots are the same. Considerations include square footage of the lot, size of existing dwelling, setbacks from property lines, easements/ private land constraints, and more. Usually, and ADU is between 380-1,500 square feet. Every city and county has its own minimum and maximum requirements and the regulations are subject to frequent change.
Timelines vary based upon how many existing applications are processing at the municipality, how many revisions are requested, if any special reports are needed, and how much attention is paid to planning interior design before permits are issued. Expect between 4-12 months for permits and 4-12 months for the construction.
Some contractors will do a “price per square foot” while others will only bid per project. Factors to consider are ease of building (flat land or sloped?), ease of access (can we drive heavy machinery on the site, or, only use manual labor to bring materials in and haul trash out), if the dwelling is attached to an existing house or detached, how many bedrooms and bathrooms, and utilities. Expect between $450-$900/square foot plus permit fees and possible utility costs.
Failure to plan is a plan for failure. Some find it surprising that the first 10 out of 15 steps of building are “pre-construction,” meaning they happen before we ever break ground. To boil the entire building process down to the simplest of terms, it starts with contacting us and then speaking over the phone. We will meet to review the potential jobsite and you will be provided an estimate. After accepting the estimate, we will begin floorplan design, interior design and submit for permits. After permits are issued, we’ll start building right away.
